Preventive Maintenance Manager

Determines needed repairs for all equipment, buildings and utilities. Plans and directs the related maintenance activities in conjunction with the production schedules.



Essential Functions

  • Complies with work scheduling and attendance requirements according to reasonable policy and practices.
  • Consistently presents services in a positive manner and adheres to service guidelines and procedures as established by the GMP’s (General Management Practices) as defined by Southwest Cheese Company.
  • Coordinates and directs day-to-day operations of the Preventative Maintenance team including determining needed repairs and improvements, establishing project priorities and assigning work tasks, scheduling work to most effectively meet the production needs, etc.
  • Supervises and directs the PM staff including PM Leads by providing training and development, monitoring and evaluating work performance, interviewing and hiring adequate staff and disciplining staff as necessary.
  • Confers with architects, engineers, contractors and other staff regarding maintenance projects such as progress reports, work evaluations and project details.
  • Documents departmental activity through SAP to include maintenance parts, preventative maintenance and work order scheduling, preparation of various reports, work orders, maintenance schedules and other incidental record keeping.
  • Supervises and directs various projects such as regarding “changes and alterations” and parts inventory.
  • Utilizes GPS processes, driving zero losses and upholds the culture of Southwest Cheese non-negotiables.
  • Troubleshoots cheese process problems and identifies solutions which reduce downtime and conserve maintenance costs.
  • Monitors cheese process equipment to identify potential errors and develops solutions to eliminate the reoccurrence of those problems.
  • Interfaces with all levels of management and employees to gather information and provide guidance for implementation.
  • Assists with cheese plant trials to determine the test methods, procedures, parts and equipment needed to implement engineering changes.
  • Single point owner of maintenance related activities in SAP including but not limited to
  • Functional location for equipment.
  • Planning, creating and scheduling maintenance in SAP.
  • Reviews maintenance plans.
  • Changing, editing and updating equipment in SAP.
  • Addition of parts list for BOM and assemblies in SAP.
  • Maintenance scheduler for external contractors to PM relevant equipment. Also supervises the external technician while on site
  • Assist operations team with equipment and product trials
  • Attend plant QIP and follow actions to conclusion.
  • Member of PM Pillar team.



Additional Functions

  • Perform other duties as assigned.
  • Ensure after hours response in the event of plant outage and emergencies.


  • Bachelor's degree from four-year college or university; or a minimum of five years related experience and/or training; or equivalent combination of education and experience.
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or governmental regulations.
  • Ability to write reports, business correspondence and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers and the general public.
  • Ability to compute rate, ratio, percent and to draw and interpret bar graphs.
  • Understanding of TPM and similar continuous improvement methodologies.
  • Ability to define problems, collects data, establishes facts, draw valid conclusions and deal with a variety of concrete variables.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • Ability to prioritize tasks, handle multiple projects simultaneously and delegate assignments to others.
  • Proficient personal computer skills including electronic mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.
  • Comply with all safety policies, practices and procedures.  Report all unsafe activities to supervisor and/or Human Resources.
  • Participate in proactive team efforts to achieve departmental and company goals.
  • Provide leadership to others through example and sharing of knowledge/skill.

Physical Requirements

  • Must be able to lift and carry items weighing up to 50 pounds.
  • Manual dexterity sufficient to reach/handle items, works with the fingers and perceives attributes of objects and materials.
  • Involves moderate physical activity performing somewhat strenuous daily activities of a primarily product/technical nature.
  • Should be able to identify and distinguish colors, see clearly at 20 inches or closer and 20 feet or more, observe an area that can be seen up and down or to the left and right while eyes are fixed on a given point, judge distances and spatial relationships and adjust the eye to bring an object into sharp focus.

Typical Environmental Conditions

  • May be exposed to loud noise levels (i.e. manufacturing equipment).
  • May be exposed to humidity, intense heat, fumes and toxic chemicals.
  • May work in areas with mechanical moving parts, above ground with risk of fall or areas with risk of electrical shock.

Travel Requirements

    • Minimal overnight travel (up to 10%) by land and/or air.
