MAINTENANCE SUPERINTENDENT UTILITIES

 

JOB SUMMARY

Oversees and manages all aspects of the maintenance utilities organization.

 

ESSENTIAL FUNCTIONS

  • Maintain and service plant equipment and facilities.
  • Create, improve, manage, and expand preventative maintenance programs for plant equipment and facilities.
  • Utilize GPS processes, driving zero losses, and upholds the culture of Glanbia non-negotiables.
  • Active participation and/or ownership of Plant Pillars.
  • On a biannual basis, perform the PDP process and provide feedback periodically on performance, including disciplinary and attendance occurrences with direct reports.
  • Supervise and direct maintenance personnel with all duties.
  • Coordinate facility and utility outages and upgrades.
  • Conduct audits to ensure employee s are performing tasks according to Standard Operating Procedures (SOP).
  • Provide performance coaching to the Maintenance Utility Technicians.
  • Maintain records, files, manuals, and parts and s supplies for plant equipment.
  • Responsible for work order disbursement and completion.
  • Responsible for creating, modifying, dele ting, (managing) work orders in the inventor y management system (MP2).
  • Provide on call facility support and perform other duties as assigned 
  • Provide timely planning of general work orders.
  • Develop a master plan, shutdown plan, and a schedule for each.
  • Optimize planned maintenance routes (pm's) and work with the Maintenance Manager.
  • Compile production los s reporting due to equipment failure.
  • Optimize predict maintenance practices (infrared, vibration and lubrication).
  • Provide timely planning of Safety, USDA, Quality and General work orders.
  • Provide a yearly equipment condition analysis.
  • Facilitate "root cause failure analysis) for each equipment failure based on a priority effecting the production schedule.
  • Maintain equipment history and equipment documents in a useable library.
  • Manage the PSM/RMP programs.

 

QUALIFICATIONS

  • Requires an Associate's Degree in a maintenance or related field and at least 4 years' experience
  • Knowledge in working with the following: HVAC systems: chillers, cooling towers, psychometric chart; Refrigeration systems: compressors, PSM, variable speed drives; Steam systems: boilers, heat exchange, pumps , steam traps; Compressed air systems: compressors, controls; Water and Natural gas conservation methods; Indoor air quality:
  • Measurement and control, ventilation rates; Facilities management: painting, carpentry, concrete etc.
  • Knowledge of state laws, regulations, rules and
  • Ability to solve practical problems and deal with a variety of concrete variables in situations
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Ability to prioritize tasks and handle multiply projects simultaneously.
  • Proficient  personal computer skills including
  • Electronic mail, record keeping, routine database activity, word processing, spreadsheet, graphic s, etc.
  • Comply with all safety policies, practices and procedures. Repo11 all unsafe activities to supervisor codes relating to the use, installation and repair of HYAC, refrigeration, steam, compressed air, water and natural gas conservation method, indoor air quality, and facilities management systems
  • Capable of conducting energy audits, define economic performance measures and define strategies for improvement
  • Participate in proactive team efforts to achieve departmental and company goals.
  • Provide leadership to others through example and sharing of know ledge/skill.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Physical Demands

  • Regularly involves talking or listening, sitting, and the use of hands and fingers .
  • Frequently involves reaching with hands and arms, standing and walking.
  • Occasionally involve s crouching, stooping, kneeling and/o r climbing or balancing.
  • Physical Requirements
  • Must be able to lift and carry items weighing up to 55 pounds.
  • Manual dexterity sufficient to reach/handle items, and work with the fingers .
  • Involves moderate physical activity performing somewhat strenuous daily activities of a primarily productive/technical nature.
  • Should be able to identify and distinguish colors, see clearly at 20 inches or closer and 20 feet or more, observe an area that can be seen up and down or to the left and right while eyes are fixed on a given point, judge distances and spatial relationships, and adjust the eye to bring a n object into sharp focus.

 

T YPICAL ENVIRONMENTAL CONDITIONS

 

  • May be exposed to mode rate noise levels ( i.e. office equipment and light traffic).
  • May be exposed to humidity, intense heat and cold, outdo or weather conditions, and fumes and toxic chemicals.
  • May work in areas with mechanical moving parts, above ground with risk of fall, or areas with risk of electrical shock.
